Second Charge Development Loan

Loan of £200,000 secured on existing main residence to build new house at the bottom of the garden. Secured by second charge as there was an existing mortgage on the property. The client could not borrow any more from their existing lender so a second charge bridging loan with rolled up interest allowed them to build their new home without increasing their monthly payments. An interest rate of 0.90% per month and a 1% arrangement fee.

New Build Development

The purchase of land with expired planning permission to build 5 houses. The client was confident of obtaining new planning permission so we arranged a loan of £250,000 against a purchase price of £500,000 at a rate of 0.85% per month. Development finance was then arranged when planning permission was obtained in order to fund the build.
